Meet all 175 families.   Come on~I know what you want. www.SkiVillaNearSnowbirdForSale.com     First Quarter MLS Residential Market Summary Report              ~ Avg Price $718,737 in the Little Cottonwood Area 84092 ~ Median Price $500,000 ~            ~ Average Days on Market in 84092: 78 days ~ Here is an interesting comparable: House #12-MLS # 670929-the same floor plan as # 5 sold on June 1, 07 for $495,000.  House #12 was listed as the same Square Footage (3100 Sq Ft), BUT IT only had 2200 Sq Ft finished.  The lower level (950 sq ft) was all CONCRETE with NO framing, no nothing and the buyer had to  PAY refinish this level--which brought the FINISHED SqFt price UP to about $235/sq ft instead of the advertised price of $159/sq ft.  I will send you a good comparable so you know you are getting the best bang for your BUCKS. So, if you buy house #5 @ $508,000, which is not an advertised price (except in this AD until 8:00pm MST on 4/24), you would be buying 3100 sq ft completely finished for only $163/sq foot.  Interesting how 950 sq ft of UNfinished housing changes the Square Foot pricing and how some agents can mask the facts if you don't know how to read the listings or ask for a comparable.   #12 was a 2 BD 2-1/2 BA house, while #5 could easily be a 4 BD 3-1/2 BAhome. #12 has only 2 fireplaces . . . #5 has 3.
