The Concept
If your idea of entertainment is night-clubbing until dawn, this deal is probably not quite right for you. If your shopping addiction requires 2-3 trips a day to the mall, you might want to look elsewhere. If you need Starbucks, McDonalds, Home Depot and Walmart within walking distance, consider another Real Estate listing...this home is extremely reasonably priced by any standard, but Wimbledon, ND ain't Hollywood!!!
If, however, you think it might be cool to actually have a conversation with a neighbor; if you think 30 minutes isn't too far to drive to Wal-Mart; if you can appreciate a crime rate of approximately 0.00%; if you'd rather hunt and fish than dance the night away; if you'd like to grow a garden or hang your laundry on a clothesline, or inhale and smell nothing but the sweet, sweet smell of freshly mown grass; if you'd simply like to live simply (with some elbow-room) you might want to pay attention here!
The House
Grandma B. passed away last March and the girls (her daughters) are now ready to sell the house that's been in the family since it was built new in 1964. While not a huge home, this 1,080 square foot floorplan was laid out in such a way that every room is a little larger than average. And, it was cared for in such a way, that everything in the home is neat, clean, orderly, and in perfect working order! This home is spotlessly clean, odor-free, and move-in ready!
By building two main floor bedrooms instead of three, the bedrooms are both extra-large and both have double closets. As it became more difficult for Grandma to negotiate the stairs to the basement laundry, she had the second bedroom plumbed to be a main-floor laundry...and the Maytag washer and dryer go with the home. (There is also still a laundry hook-up in the basement.) The kitchen is large and features an abundance of custom cabinets, stove, refrigerator and dishwasher, and flows into a dining room with a brand new bay window. The big living room features a double-width coat closet and a west-facing picture window with a new retractable awning controlled from inside the house. There is a finished, spacious single (14' X 27') attached garage complete with electric garage door opener.
The living room and master bedroom are carpeted, the kitchen, dining room, hallway and bath feature vinyl flooring, and the 2nd bedroom floor is beautiful 1 1/2" red-oak flooring. Nobody in the family remembers whether or not there might be additional oak under some of the carpet and/or vinyl.
The basement is poured concrete and has a large (13 X 24?) family room that needs only carpet to be finished. (It's currently panelled and has a suspended ceiling.) The rest of the basement is warm and dry but unfinished, offering plenty of room for a couple of extra bedrooms, a hobby room, workshop, or whatever your heart desires. There is plumbing in place for a basement bathroom and laundry.
The home features a "dual-fuel" oil & off-peak electric forced-air furnace and central air-conditioning. All the plumbing in the home is copper and the electrical service is 150 amps. Fiber-to-the-home-technology (hi-speed internet and digital TV) is hard-wired to several rooms within the house.
The exterior of the home is finished in steel siding, with metal soffit and fascia as well. The shingles are asphalt interlocks and are about fifteen to twenty years old. While serviceable, they are showing signs of age and will likely need to be replaced in the next 4-5 years. The front sidewalk was replaced two years ago, as was the carpet on the front entry steps. The asphalt driveway was seal-coated last summer. For appearance's sake, Grandma had the above-ground portion of the foundation covered with natural stone...and it is very attractive!
The Property
The house sits on a huge private lot. It was built on a 15,840 square foot parcel and later the family bought an adjoining 12,450 square foot lot to make room for a garden. The orignal 15,840 sq.ft. lot and the house will be sold with an abstract. The 12,540 square foot parcel has no abstract and will be sold with a quit-claim deed. This property is high and dry and has no water or drainage issues. There are many large trees, shrubs and hedges on and around the property.

The Community
Wimbledon, ND is the birthplace of Peggy Lee! She left a long time ago, but we're still home to about 235 people, most of them friendly! We've got a great Grocery Store, a Coffee Shop, Bank, Post Office, a real Service Station (complete with service!), a John Deere dealership, an Auto Parts store, a Municipal Airstrip, Insurance Agency, three Churches (Catholic, Lutheran and Methodist), a Museum, fabulous K-12 school, and the world-famous Wimbledon (ND) Tennis Courts! This is the kind of place where almost everybody attends almost everything, school athletic events draw big crowds, and auction sales are social events.
The Region
Wimbledon, North Dakota is smack-dab in the middle of some of the best agricultural land on this (or any other) planet! This is the land of Big Sky, Big Land, Big Farms, Big Equipment, and Big Risk-Takers. The people here are among the hardest working and most decent on earth. Here, a man's word is his bond, neighbors help neighbors, doors stand unlocked, and violent crime is almost unheard of. North Dakota is the "breadbasket of the world" and leads the world in production of numerous cereal grains, soybeans, corn, durum and sugar beets. Western North Dakota is a major producer of fossil fuels, exporting Lignite Coal, Natural Gas, and Oil. The economy in the area is booming! Wimbledon is also in the middle of the "Central Flyway", the primary route for dozens of species of migrating ducks, geese, swans and cranes (Including Whooping Cranes) between winter and summer nesting grounds. Additionally, there are hunting opportunities for Pheasants, Grouse, Partridges, Doves, Coyotes, Whitetail Deer and many smaller furbearing animals. Small prairie lakes dot the landscape, many within a few minutes of Wimbledon, and offer fantistic fishing for Yellow Perch, Walleyes, Northern Pike, Bullheads, Smallmouth Bass, White Bass and many more.
Jamestown, ND, population 15,000, is 30 miles away and offers most of the conveniences of bigger cities including Wal-Mart. A new Super Wal-Mart will be finished in June 2008. Fargo is about 95 miles away and has commercial air service and all the "big box" stores, malls, Starbucks and homogenized American amenities you can stand! Minneapolis is about a 5-hour drive.
If you're looking for work, nearby Spiritwood, North Dakota is home to Cargill Malt and will soon (Spring 2008) begin construction on the Newman Ethanol plant and it's associated Coal Fired Powerplant. Construction will take several years and employ hundreds of people in a wide variety of fields.

Somebody is going to buy a lot of house for relatively little money here. We are very serious, motivated sellers. It takes a considerable amount of time and effort (and a couple of hundred bucks) to put together the eBay listing that you are reading. The Terms
This is a cash sale. We are not offering any kind of payment terms. We require a $1000 deposit (PayPal or Cashiers Check / Money Order) within 48 hours of the end of the sale and the balance upon closing within 30 days. We will provide an abstract for the house and original lot and a quit-claim deed for the additional lot. We will use a local attorney for closing and you may use the same attorney or get one of your own. We will pay all typical sellers closing costs and you will be responsible for all typical buyers closing costs. (Not likely to exceed a couple hundred bucks each.)
